Hotel on North
Hotel on North was a family undertaking, which followed a decade-long search for the right place for a hotel in downtown Pittsfield, Massachusetts. Our company was not only the Construction Manager, but we also performed much work of the general trades. This $14MM, 77,000 square-foot project required significant structural work for an atrium and new skylight in the northerly, three-story building. Much of the second floor of the southerly, four-story structure was raised to meet the level of the north building. Relocation of significant equipment and reuse of chases for duct work resulted from the extensive value-engineering analysis of the mechanical, electrical and plumbing systems in both buildings.
Both buildings are masonry exterior-bearing walls with wood framing, except for a floor poured at the second level to separate the 300-seat restaurant from the 45 Guest Rooms above. There is also a second floor banquet space, seating 125 people and three, private conference rooms, each with their own separate prep room and accessible restrooms. A cooling tower on the roof and both gas and dual-fuel boilers service the mechanical systems. A full sprinkler system was provided and a new fire department connection was installed. The complete rehabilitation of the space was completed in nine months in order to open in time for the 2015 summer season.
Hotel on North was recognized by Architectural Digest in 2015 as one of the “Best New Hotels” in the country, and both the project and its architect, Karen Tierney Hunt, AIA, have won multiple awards from the Massachusetts Historical Commission and Preservation Massachusetts for its historic rehabilitation efforts.
